The weeks between a tenant giving notice and a unit being advertisable is where vacancy actually accumulates — keys nobody can find, an inspection nobody booked, a photographer nobody called. Most systems do not model this phase at all. Atrium treats it as a tracked pipeline with its own stages, owners and clock.

Every unit carries exactly one stage and a running day count in it. A cluster of units sitting in Repairs & Renovation is a contractor problem. A cluster in Ready to Advertise is a marketing problem. They look identical on a rent roll and require completely different action.
